Valuation Report
This report is requested by banks and building societies granting your mortgage. They will need to establish that the value of the property is sufficient to cover the amount of the mortgage.

If you are a cash purchaser not requiring a mortgage, you may consider it prudent to arrange for our surveyor to identify any major defects and to give his opinion as to whether the proposed purchase price is reasonable.

Valuation Reports may also be required for probate and tax purposes.

Homebuyers Report
This report provides our surveyor's opinion of urgent and significant problems which will require attention. This will include repairs for which you may consider obtaining quotations prior to exchange of contracts.

Significant problem areas can include suspected subsidence or settlement, whilst significant but less urgent matters might include the replacement of a flat roof cover within a short period.

The report is presented in a standard format which includes a valuation and a reinstatement cost figure for insurance purposes.
